Journeyman Construction renovated the Educational, Teaching and Research Facilities on the second, third and fourth floors of the John Peace Library to create the new faculty hub for the University of Texas at San Antonio. This new fourth-floor campus facility provides a collaborative center with casual seating areas and high-tech meeting rooms for UTSA’s 1,441 faculty members. The center also holds work spaces and a digital studio with clusters of laptops that can be connected to large flat-screen monitors for group work that is used to develop adaptive-learning exercises for student classes.

Before Journeyman Company could start work, UTSA had to perform asbestos abatement in all areas of the project. In order for JCI to start work on the second floor, the faculty research area on the fourth floor had to be completed so that UTSA could relocate the staff with minimal disruption to the work schedule. All construction work had to be scheduled around all testing and studying. During the two weeks before finals no noise could be created that would distract the students from studying.

The project included 4,000 sf of raised-access flooring with 22 floor boxes which each support 4 laptops with electrical and their own dedicated data connection. Over 2,000 sf of specialty wave ceiling tiles were installed in study areas, as well as 125 dedicated electrical and data connections.

Silverado Crossing provides luxury living in the heart of Texas with 300 luxury apartments positioned around generous open green spaces. Apartment homes feature nine-foot ceilings in one-two and three bedroom floor plans with granite counters and oval garden tubs. Each unit also features a balcony with exterior storage space, security pre-wire, wood floors, stainless appliances, designer lighting packages. Some units include a backyard area for pets. The community provides gated access with security camera.

Residents enjoy outdoor living with resort-style pool, spa, clubhouse with on-site concierge. The large 24-hour fitness center is well-appointed and offers complimentary towels. The grounds are pet friendly with dog watering stations located around the site. The project broke ground mid-summer 2012 and was built on both an aggressive schedule for completion and a lean budget. The project includes finishes that outpace competitors in the multifamily sub market. Staying on schedule for this project was critical because many of the luxury apartments leased prior to completion.

JCI’s corporate Quality Control and Safety Management policies were implements on this project. Both QC and Safety Audits were performed regularly to monitor and ensure a quality product and a safe work environment was achieved throughout the construction.

First Historic Platinum project in Texas

The Dallas Area Rapid Transit Authority (the “Authority” or “DART”) is a public transportation agency providing an assortment of transportation services to 13 cities in the Dallas, Texas metroplex.

The project included preservation and reuse of an historic building with load-bearing masonry walls and high bay space. The project was subject to the Texas Historical Commission and State Historic Preservation Office (SHPO) review. The project includes features and requirements for LEED certification.

This contract included the interior finish-out; finish-out of tenant improvements including solid surface tops, interior doors and frames, interior windows, finish hardware, interior drywall, interior lighting and electrical fixtures, ceramic tile, acoustical ceiling tile, flooring, paint, miscellaneous specialties, visual display message boards, access flooring, flag pole, wall and corner guards, signage, lockers, fire extinguishers, vault and teller equipment, gates, operators and appliances, laboratory equipment, entrance mats and work benches and all other miscellaneous items identified in the Contract Documents.

The Starr Family Home State Historic Site, a Texas Historical Commission property, is located on 3.2 acres near downtown Marshall, Texas. The site interprets four generations of Starr family history and the 1871 family home of Frank Starr—Maplecroft mansion.

The Starr Family Home property consists of seven buildings, including the Rosemont Cottage and the Starr-Blake Home. These homes and outbuildings house the artifacts and collections, including original books, clothing and furniture of Starr family members from the late 19th century.

Journeyman provided exterior renovation of this historic Texas home which included all windows, stripping and painting of the building exterior.

Additional work included the installation of ADA wheel chair lifts, new ornamental iron hand railings, cleaning and repainting of the metal roof, new electrical service and the installation of interior climate control systems. An existing garage structure was also expanded to add a work shop and two new ADA-compliant rest rooms.

UTPB expanded its available student housing with this 3 building, 27 unit residential apartment project. Each building has two stories with nine units consisting of eight four-bedroom units and one one-bedroom RA unit. All the buildings feature internet connections, cable and data/phone wiring. The buildings also each have an elevator, laundry and data rooms. The building consisted of post-tensioned concrete slab on grade with wood framed structure with limestone and brick veneer. The roofing was composite shingle roofing. Durable vinyl plank flooring was installed throughout all units.

Site work included three parking lots complete with striping and site lighting, exterior sidewalks/ADA ramps, fiber pathways connecting existing buildings across campus and xeroscaping. Construction occurred on a live and active campus.
