HOTEL – DRIPPING SPRINGS, TEXAS

The 3-story, 56 room hotel was a welcome addition to Dripping Springs (located in the Texas Hill Country about 25 miles west of Austin), a city that seemed to have a definite need for guest accommodations. The hotel, located in the “Gateway To The Hill Country,” was the first of several projects designed to boost the small town’s tourist trade. The prime location allows guests to take full advantage of the scenery from their guestroom windows. Guests have access to local wineries, historical Fredericksburg, the home of the Admiral Nimitz Museum and the World War II and Pacific War Museum.

The hotel was designed with both tourists and leisure travelers in mind. Each room has a desk, microwave, refrigerator, coffee maker, internet, telephone and cable TV. The suites have private bedrooms/living rooms with jetted tubs. The architect kept the Texas heat in mind and designed the inn with an indoor pool. A fitness room provides another way for travelers to blow off steam and release stress.

This project is a wood framed building with stone and stucco veneer. It has a steel substructure on the first floor. It is slab on grade with concrete beams and reinforced with steel built on 96 piers. The project opened its doors in October 2011, both on schedule and on budget. It is built with the care and quality for which Journeyman Construction is known.

Journeyman Construction managed the construction end of this design-build project. The four-story hotel was been designed by the Owner and incorporated ideas and requests that had been submitted in customer satisfaction surveys.

Journeyman had to ensure those requests were fulfilled and meet customer aesthetic expectations that the building could withstand the elements. Another obstacle Journeyman encountered were late changes made by the in-house interior design team. We worked with the design team and our subcontractors to ensure that these changes did not delay the project.

The Hampton Inn is an excellant example of Journeyman’s experience in hotel and design-build construction.

The project consisted of a 96 room new construction hotel located on a three-acre parcel. Journeyman worked very closely with the Owner to ensure that the end product of the design build was not only up to the Owner’s but to Journeyman’s as well.

Like most hotels, the exterior is as important as the interior and Journeyman worked tirelessly to make the exterior appealing, easily sustainable and eye catching. Journeyman oversaw the data wiring of the hotel to not only blanket the entire site with customer accessible Wi-Fi but also to meet the Hotel’s business needs.

While Journeyman worked directly with the Owner on the project, we also had to follow the rules and regulations set out by Marriott International. This required extreme focus and preparation on Journeyman’s behalf to make all parties involved happy and deliver and outstanding project.

This phase of UTPB’s student housing expansion plan included six new two-story apartment buildings, containing a total of 54 units. Each building contains four units with four bedrooms, two bathrooms, a central living area and small food prep area and one one-bedroom RA unit for a total of 198 beds. Each apartment building includes a laundry facility on the first floor, as well as an elevator. The building consisted of post-tensioned concrete slab on grade with wood framing systems with limestone and brick veneer. The roofing was composite shingle roofing. Durable vinyl plank flooring was installed throughout all units.

Site work included a 8.22 acre jobsite with five parking lots complete with striping and site lighting, drives and approaches, new road tie-in, exterior sidewalks/ADA ramps, substantial landscaping and irrigation, complete with drip irrigation and xeroscaping. Construction occurred on a live and active campus.

The new Mercedes-Benz dealership in San Juan was built on a nine-acre corn field. The newly constructed building was half EIFS and pre-engineered building. The team installed new offices for staff members with carpet and wood flooring. The focal point of the dealership is a show room with a tile floor and three sided store front glass walls that span over 20 feet. A canopy drive thru is color pattern stamped concrete. An interior shop includes two alignment bays and 12 car lifts. The dealership also boasts a parts and tool room. A separate make-ready building includes an auto car wash. The team installed an asphalt parking lot along with two retention ponds on either end of the property.

Shortly after the team broke ground the project was hit by Hurricane Alex. The storm put construction on hold for a month. The project was faced another scheduling challenge when the area was hit by a tropical storm the following month. The storm resulted in another two week delay. The team worked closely with the project’s owner and the completion date was moved up three weeks. Journeyman worked with Mercedes-Benz to install owner-furnished items that are specific to Mercedes-Benz. The building also includes an interior new car delivery area and custom-painted Auto Has columns.

The owner wanted to be able to start selling vehicles by December 17. In fact, substantial completion was achieved a week early.
