Mr. Andrew Waterman, has been a valuable asset to Journeyman Construction since 2006 and has 14 years of experience in the Project Management field. Focused primarily in the public sector, he has had the opportunity to work with entities such as Bexar County, Travis County, Alamo Community College District, University of Texas, US Army Corps of Engineers, City of San Antonio, Texas Department of Transportation (TxDOT), Northside ISD and Judson ISD.

Mr. Waterman manages the Journeyman San Antonio Region of Journeyman Construction, overseeing project managers and various projects, while upholding excellent customer relations. Mr. Waterman has a long history of successful projects, including several LEED certified projects. Many of these projects have been award winning and are a true testament to his hard work, experience and dedication.

Driven to perform at the highest echelon and staying at the forefront of his field, the longtime San Antonio resident is a certified LEED AP and has established strong community relationships. He has served in the following community and professional capacity:

Silverado Crossing provides luxury living in the heart of Texas with 300 luxury apartments positioned around generous open green spaces. Apartment homes feature nine-foot ceilings in one-two and three bedroom floor plans with granite counters and oval garden tubs. Each unit also features a balcony with exterior storage space, security pre-wire, wood floors, stainless appliances, designer lighting packages. Some units include a backyard area for pets. The community provides gated access with security camera.

Residents enjoy outdoor living with resort-style pool, spa, clubhouse with on-site concierge. The large 24-hour fitness center is well-appointed and offers complimentary towels. The grounds are pet friendly with dog watering stations located around the site. The project broke ground mid-summer 2012 and was built on both an aggressive schedule for completion and a lean budget. The project includes finishes that outpace competitors in the multi-family sub market. Staying on schedule for this project was critical because many of the luxury apartments leased prior to completion.

JCI’s corporate Quality Control and Safety Management policies were implements on this project. Both QC and Safety Audits were performed regularly to monitor and ensure a quality product and a safe work environment was achieved throughout the construction.

Southwest Key Programs is national non-profit located in Austin, Texas. Southwest Key utilized Journeyman’s Construction Management Services for the construction of the new Social Enterprise Complex. The Social Enterprise Complex is a 14,000 sf addition to an existing 3-story school building with spaces used by the community and local businesses. The addition holds a large public meeting space on the ground level, separated from the existing building by a covered breezeway.

The project also included a large meeting space on the 3rd level adjacent to a roof terrace. Other added areas were a mix of offices, open office areas and support spaces including a kitchen, workroom, smaller meeting rooms, restrooms, storage and an exit stairwell. Two classroom spaces were also pulled away from the complex to the North, forming a new standalone building with a few service spaces.

The new building’s foundation was constructed with a concrete slab on grade, supported by interior and exterior gradebeams and drilled piers. Structural steel was used to build both the three-story and single-story building frames. The building exterior was clad with three systems using brick veneer, metal wall panels and curtainwall. Numerous sustainable materials and features were employed in the design and construction of the new Social Enterprise Complex and the building is LEED-NC v3, Certified.

Journeyman Construction, Inc. was awarded two separate contracts, with similar scopes, to complete Bexar County Firing Ranges Phases I and II.

Each phase of the tilt wall concrete project produced a range that accommodates 20 shooting stations at distances from 3 to 50 yards. Each included an Action Target System with 360-degree turning targets, two running-man targets and a 114 foot wide Meggitt bullet trap system, range line painting and sacrificial plywood bullet deflectors mounted on ballistic steel plating baffles. The site includes a control booth, generator yard and a 44,000 cubic yard, 20 foot tall earth berm for safety purposes and sound reduction. Additionally, the Journeyman team worked in partnership with the project landscape architect to save existing trees, further assisting with sound absorption, while creating a pleasing outdoor aesthetic.

During construction, Journeyman worked closely with its subcontractors and held weekly safety meetings. Major scopes of work were pre-planned and laid out during pre-install meetings to keep all personnel up-to-date and informed. During these meetings, the team’s due diligence and expertise was demonstrated when they took the time to present value engineering options to Bexar County. Monthly dashboard meetings documented the progress and kept Bexar County personnel apprised of the project’s progress

The project includes the demolition of the Rice Warehouse building and an existing slab on grade foundation. A new 77,000 sf Juvenile Probation Office Building and 12,000 sf Maintenance building along with a 30,000 sf new detention, a new gym facility and infirmary were also part of the scope. The current detention housing unit was expanded with 48 new pre-cast modular cell units adding 96 beds. Interior renovations and improvements took place in an additional 108,000 sf, making the total project close to 236,000 sf.

The project was broken down into two teams that each focused on one of the Architect’s designs. Job site meeting were held to coordinate the work not only on individual buildings, but coordinate with each other to ensure everything was addressed in the safest and most productive way possible. Another on-time delivery was achieved.

Pre-installation meetings were held before proceeding with many scopes of work such as roofing, waterproofing, cabinetry, etc. Quality and craftsmanship were checked throughout the day by three superintendents with support from a project manager, assistant project manager and a full-time owner’s representative. All superintendents and PM’s were OSHA-30 certified and Phase I of project required a mandatory general safety class before mobilization. In addition, Weekly safety tool box topics were distributed to subcontractors and safety was a weekly agenda item at project meetings.
